All-Inclusive Resorts in Jamaica: Where to Stay and What’s Included

Short answer: Jamaica’s all-inclusive resorts are on the north and west coasts: along Seven Mile Beach and Bloody Bay in Negril, around Montego Bay and Rose Hall, along the Trelawny coast, and between Runaway Bay and Ocho Rios, with a few on the quieter south coast. Jamaica has dozens of true all-inclusives, from big family resorts with water parks to couples-only and adults-only resorts, and far fewer hotels that sell meal plans instead. Negril suits beach lovers and couples, Montego Bay suits short stays close to the airport, and Ocho Rios suits families and travelers who want waterfalls and day trips. After Hurricane Melissa in October 2025, most resorts have reopened, but several large Montego Bay resorts are scheduled to reopen only between late 2026 and 2027, so check the status of any resort before you book.

Jamaica is where the modern Caribbean all-inclusive grew up, and it still has one of the widest choices in the region: couples-only resorts, family resorts with water parks and kids’ clubs, and adults-only resorts with scuba diving and golf included. This guide explains what an all-inclusive rate usually covers in Jamaica, where the main resort areas are, which resorts are open and which reopen later, and which ones suit which kind of trip, using facts from the resorts’ own websites and the Jamaica Tourist Board. For the bigger picture of the island, start with our Jamaica travel guide.

How all-inclusive works in Jamaica

In Jamaica, “all-inclusive” covers a wide range. At the simplest resorts it means meals, house drinks and some activities; at the high end it can include scuba diving, golf green fees, airport transfers and even tips. Read each resort’s own list before you book. As a rule of thumb:

  • Usually included: buffet and à la carte meals, snacks, house drinks and cocktails, non-motorized water sports such as kayaks, paddleboards and snorkel gear, pool and beach activities, and evening entertainment. The RIU resorts run their all-inclusive service around the clock.
  • Sometimes included: scuba diving (included at Couples, Sandals and Beaches resorts), waterskiing, golf green fees (Sandals Ochi includes them at its nearby course), round-trip airport transfers (Couples, Sandals and Beaches) and tips and taxes (Sandals and Beaches).
  • Often extra: spa treatments, motorized water sports at many resorts, off-site tours, and club or butler levels such as Royalton’s Diamond Club, RIU’s Elite Club or the Excellence Club, which add better rooms, a private lounge and extra perks.
  • À la carte dinners: many resorts ask you to reserve their à la carte restaurants, and some have an evening dress code.
  • Taxes and charges. Jamaica’s General Consumption Tax is charged at 10% on tourism services, including hotel rooms, and hotels also collect a Guest Accommodation Room Tax of US$1 to US$4 per occupied room per night, depending on the size of the hotel. Many resorts add a service charge on top. Some brands quote rates with taxes and tips already included, such as Sandals and Beaches; others add them at checkout, so compare the final total. Our guide How Much Does a Trip to Jamaica Cost? explains each charge and what a week on the island costs in total.

Getting there. Most visitors land at Sangster International Airport in Montego Bay. Resorts around Montego Bay and Rose Hall are a short drive away, Negril is about an hour and a half to the west, and Ocho Rios about 1.5 to 2 hours to the east. Ian Fleming International Airport near Ocho Rios handles some flights, and Norman Manley International in Kingston serves the south and east. Couples includes round-trip transfers from Sangster at all four of its resorts.

After Hurricane Melissa: which resorts are open

Hurricane Melissa made landfall in western Jamaica on October 28, 2025, as a Category 5 storm, with the worst damage in the west and south. The recovery has been steady: in May 2026 the Jamaica Information Service (JIS) reported that 75% of hotel rooms and 89% of attractions had reopened, and that the airports and cruise ports were fully back in operation. Royalton Negril reopened on August 25, 2026, according to the Jamaica Tourist Board, and Royalton says its five Jamaican resorts were open again by mid-September 2026. Negril’s resorts were among the first to reopen; Montego Bay and the south coast have taken longer.

Several big resorts are still closed for rebuilding. According to a JIS report of September 15, 2026, and the Jamaica Tourist Board’s hotel status page:

    • October 2026: Zoetry Montego Bay (JIS).
    • November 2026: Sandals South Coast, listed for November 18, 2026 by the Tourist Board.
    • December 2026: Bahia Principe Grand Jamaica (December 1, per the Tourist Board), Sandals Montego Bay and Sandals Royal Caribbean, being renamed Sandals Caribbean Cay (December 18, per the Tourist Board), and the two former Royal Decameron resorts in Montego Bay, now Muthu Crystal Cove and Muthu Diamond Lagoon (JIS). RIU’s own site lists Riu Palace Jamaica as under renovation, reopening in December 2026.
    • First quarter of 2027: Hyatt Ziva and Hyatt Zilara Rose Hall, Dreams Rose Hall, Secrets St. James, Secrets Wild Orchid, Breathless Montego Bay, Jewel Grande, the Catalonia (formerly Holiday Inn) in Montego Bay, the MGM Grand Muthu Runaway Bay Club and the new UNICO 18°77° (JIS).
    • These dates come from the government and the resorts and can move. Before you book a Montego Bay resort for late 2026 or early 2027, check the resort’s own website and the Jamaica Tourist Board’s hotel reopening page, and choose a flexible rate. The resorts recommended below were taking bookings on their own websites in October 2026.

Where to stay: the main resort areas

      Negril

At the island’s western tip, Negril has Seven Mile Beach, a long stretch of soft sand and calm, clear water lined with low-rise resorts, and Bloody Bay just to the north, where the RIU resorts and several couples’ resorts sit. South of town, the West End cliffs are known for sunsets and cliff-jumping. Negril is about an hour and a half from Sangster airport. It suits couples, beach lovers and anyone who wants a relaxed, sunset-watching kind of holiday, and it has the widest choice of adults-only resorts.

      Montego Bay and Rose Hall

Montego Bay is where most visitors arrive, and its resorts sit around the bay, at Mahoe Bay and along the Rose Hall coast east of the airport, with more on the Trelawny coast toward Falmouth. Transfers are short, which suits long weekends, and the beaches are generally smaller than Negril’s. This area took the longest to recover after Melissa, and many of its biggest resorts reopen between December 2026 and 2027, so choice is narrower for the coming winter. It suits short stays, golfers and travelers who want the Hip Strip’s bars and restaurants nearby.

      Ocho Rios and Runaway Bay

On the north-central coast, Ocho Rios and nearby Runaway Bay and Mammee Bay have resorts set in gardens on smaller beaches, close to Dunn’s River Falls, the Blue Hole and river trips. Hurricane Melissa’s worst damage was further west, so this area was less affected. It is about 1.5 to 2 hours from Montego Bay, or 20 minutes from Ian Fleming airport. It suits families and active travelers who want to mix beach days with waterfalls and day trips.

      The south coast

The quieter south coast, with the fishing villages and guesthouses of Treasure Beach, has mostly small hotels; its one large all-inclusive, Sandals South Coast, which is scheduled to reopen on November 18, 2026. This was one of the hardest-hit areas, and recovery has been slowest here. It suits travelers who want rural Jamaica and do not mind a longer drive.

      All-inclusive resorts by type

The resorts below are grouped by who they suit. Every detail comes from the resort’s own website or press office, and each one was taking bookings on its site in October 2026; facilities and plans change, so check them again when you book. TravelerCenter is not paid by any resort for these listings; we chose them by area and type.

      Adults-only and couples

      • Couples Swept Away (Seven Mile Beach, Negril): an adults-only all-inclusive with seven restaurants, eight bars and three pools. Like all Couples resorts, it includes scuba diving, Hobie Cat sailing, kayaking, paddleboarding, snorkeling and waterskiing, plus round-trip transfers from Sangster airport. Suits active couples who want a lot of sport included.
      • Sandals Negril (Seven Mile Beach, Negril): an adults-only resort for couples on the widest part of Seven Mile Beach, with eight restaurants, five bars including two swim-up bars, and four pools. The rate includes PADI-certified scuba diving, waterskiing, all taxes and tips, and round-trip airport transfers. Suits couples who want everything settled before they arrive.
      • Riu Montego Bay (Mahoe Bay, Montego Bay): an adults-only (18 and over), 24-hour all-inclusive on the beach with six restaurants, four bars and five pools, and the Splash Water World water park. RIU says it is about 2.7 km from Sangster airport. Suits short stays and travelers who want to start the holiday quickly.
      • Excellence Oyster Bay (near Falmouth, east of Montego Bay): an adults-only all-inclusive on a private peninsula between the sea and mangrove lagoons, about 30 minutes from the airport, with an Excellence Club of upgraded suites and beach villas. Suits couples who want a newer, quieter resort close to Montego Bay.
      • Couples Sans Souci (Ocho Rios): an adults-only all-inclusive with six restaurants, six bars and three pools. Transfers from Sangster are included, and from Kingston or Ian Fleming airports too (five-night minimum from Kingston). Suits couples who want a spa on site and Ocho Rios’s waterfalls close by.
      • Family-friendly

        • Beaches Negril (Seven Mile Beach, Negril): a family resort with 13 restaurants, three pools, the Pirates Island Waterpark and a Kids Camp with certified nannies. The rate includes all tips, taxes and gratuities and round-trip airport transfers. Suits families who want one price for everything.
        • Royalton Negril (Seven Mile Beach, Negril): reopened in August 2026 after restoration, with nine restaurants, seven bars including swim-up bars, an infinity pool, a children’s splash park, kids’ and teens’ clubs and a Diamond Club with butler service. The adults-only Royalton Hideaway Negril sits on the same grounds. About 75 minutes from Sangster airport. Suits families, and couples who want to share a resort with friends who have children.
        • Royalton Blue Waters (Trelawny coast, east of Montego Bay): reopened in 2026, with nine restaurants, seven bars, a lazy river, a pirate-themed water park, a kids’ club for ages 4 to 12 and teen disco nights. About 35 to 40 minutes from Sangster airport. Suits families who want a water park close to Montego Bay.
        • Riu Palace Tropical Bay (Bloody Bay, Negril): a 24-hour all-inclusive family resort on Bloody Bay with six dining options including Japanese and Italian restaurants and a beach jerk station, three pools plus a children’s pool, and the RIU Land kids’ club. Suits families who want the calmer north end of Negril.
        • Riu Ocho Rios (Mammee Bay, Ocho Rios): a 24-hour all-inclusive family resort on the beach with six restaurants, several pools, a kids’ program and the Splash Water World water park, near Dunn’s River Falls. RIU puts it about 90 minutes from Montego Bay’s airport. It stayed open through the hurricane recovery, according to JIS. Suits families who want waterfalls and day trips nearby.
        • Luxury and big-resort choice

          • Sandals Ochi (Ocho Rios): an adults-only resort for couples in two parts, a lively beach club and the quieter Butler Villas set in 100 acres of gardens, with 16 restaurants and 11 bars including three swim-up bars. Green fees at the nearby Upton Estate Golf & Country Club, scuba diving, taxes, tips and airport transfers are included. Suits couples who want lots of variety and golf.
          • Couples Tower Isle (Ocho Rios): an adults-only all-inclusive with seven restaurants, six bars and four pools, and the same water sports, scuba diving and transfers as the other Couples resorts. Suits couples who want a smaller resort on the Ocho Rios coast.
          • Hedonism II (Negril): an adults-only, clothing-optional all-inclusive with unlimited premium drinks, dining and nightly entertainment. Suits adults looking for a party atmosphere; it is not for everyone, so read the resort’s own rules first.

            When to go

High season runs from mid-December to mid-April, the driest part of the year, with the highest rates over Christmas and New Year. From mid-April to mid-December prices fall; the second half of April is one of the best-value windows of the year, with the first lower rates while the weather is still excellent. June to November is hurricane season, and September and October are the wettest months, so book flexible rates and travel insurance that covers hurricanes if you travel then.

For winter 2026–27, remember that some Montego Bay resorts are only reopening in December or early 2027, so Negril and Ocho Rios have the most choice. See our best time to visit Jamaica guide for month-by-month weather, and check the Destination weather tool for your dates.

            All-inclusive or not?

An all-inclusive makes the most sense in Jamaica if you plan to spend most of your time at the resort, enjoy cocktails and water sports, or travel with children. Some Jamaican resorts include far more than meals: scuba diving, golf, transfers and tips can all be part of the rate, which makes the cost very predictable. Many resorts are also set apart from towns, so eating out every night means taxis and planning.

On the other hand, Jamaica’s food is one of the best reasons to visit, and the roadside jerk stands, fish shacks in Negril and Treasure Beach, and local restaurants are a big part of the experience. If you plan day trips to the Blue Mountains, the Black River or Port Antonio, you will miss resort meals you have paid for. A room-only or breakfast-only stay at a smaller hotel, especially in Negril, often works out better for travelers who like to explore. The middle ground is an all-inclusive in Negril, where Seven Mile Beach is walkable and you can still try local spots for lunch.

To plan the days outside the resort, see our top places to visit in Jamaica and the Jamaica itinerary for 7, 10 and 14 days, and compare hotel prices for your dates.

Plan your trip: our free trip planner can build a day-by-day Jamaica plan around your resort, mixing beach days with Dunn’s River Falls, the Blue Mountains or Negril’s cliffs. Use the packing list to get ready and the tip calculator for meals and tours outside the resort.

            Frequently asked questions

Are there adults-only all-inclusive resorts in Jamaica?

Yes, many. All four Couples resorts and all Sandals resorts are adults-only, as are Riu Montego Bay, Excellence Oyster Bay, Hedonism II and Royalton Hideaway Negril. Negril has the widest choice, and Ocho Rios has Couples Sans Souci, Couples Tower Isle and Sandals Ochi.

Is all-inclusive worth it in Jamaica?

It is usually worth it if you will eat and drink mostly at the resort, and especially at resorts that also include scuba diving, golf, transfers or tips. If you want to explore and eat local food every day, a room-only or breakfast rate is often better value.

Do all-inclusives in Jamaica include tips and taxes?

It depends on the resort. Hotel stays carry 10% General Consumption Tax and a nightly room tax of US$1 to US$4, and many resorts add a service charge. Sandals and Beaches include all taxes and tips in their rates; at other resorts, check whether the price you see includes taxes and service before you book.

Are Jamaica’s resorts open after Hurricane Melissa?

Most are. By May 2026 three-quarters of hotel rooms had reopened, and more reopened over the summer, including the Royalton resorts. Several large Montego Bay resorts, including Sandals Montego Bay, the Hyatt Ziva and Zilara, Secrets and Dreams resorts, are scheduled to reopen between December 2026 and early 2027. Check the resort’s own website and the Jamaica Tourist Board’s reopening page before you book.

Which area is best for families?

Negril and Ocho Rios. Negril has Beaches Negril, Royalton Negril and Riu Palace Tropical Bay on calm beaches, and Ocho Rios has Riu Ocho Rios near Dunn’s River Falls. Royalton Blue Waters near Montego Bay is the closest family resort with a water park to the main airport.

When is the cheapest time for an all-inclusive in Jamaica?

Rates fall from mid-April to mid-December. The second half of April combines the first lower prices with excellent weather, while September and October are the wettest months and the peak of hurricane season. Christmas, New Year and US spring break are the most expensive weeks.
