Quinta da Regaleira is a Romantic estate on the edge of Sintra’s historic centre, built at the turn of the 20th century for the collector António Augusto Carvalho Monteiro. It has a neo-Manueline palace and chapel, and gardens full of grottoes, tunnels and the famous Initiation Well, a spiral staircase that winds deep into the ground. From October to December it opens 10:00–18:30, with last entry at 17:30. Adults pay €20 (as of October 2026). Tickets are for a date and half-hour entry slot. Allow 2–3 hours.

Why Regaleira matters

Regaleira reflects the cultural, philosophical and scientific interests of its owner, António Augusto de Carvalho Monteiro (1848–1920), and the theatrical talent of his architect, the Italian scenographer Luigi Manini (1848–1936). Together they created an eclectic ensemble that borrows from Manueline, Renaissance, medieval and classical styles. It is one of the high points of the Romantic architecture that made 19th-century Sintra famous.

According to published histories of the estate, Carvalho Monteiro bought the property in 1892, and most of the current buildings went up between 1904 and 1910. Sintra’s town council bought the estate in 1997 and opened it to the public. Today it is run by the Fundação Cultursintra. Regaleira lies within the Cultural Landscape of Sintra, a UNESCO World Heritage Site since 1995.

What you’ll see

  • The Initiation Well: the image everyone knows. It is an “inverted tower” with a monumental spiral staircase descending some 27 metres, connected at the bottom to the estate’s tunnels. Take the steps slowly.
  • Tunnels and grottoes: a network of underground passages links several grottoes, the Waterfall Lake and the well.
  • The palace: only the main floor is part of the regular visit. The upper floors open only during temporary exhibitions. Look for the carved stone façade and octagonal tower.
  • The chapel: small, richly decorated and set right in front of the palace.
  • The gardens: terraced woodland climbing the hillside, with towers, benches, fountains and viewpoints.

As of October 2026, the estate says the Aquarium (one of the grottoes) is closed for conservation and restoration work.

Tickets and how to visit

From the official Quinta da Regaleira website, as of October 2026:

  • Hours: January–March and October–December, 10:00–18:30 (last entry 17:30); April–September, 9:00–19:30. The palace, chapel and exhibition spaces close 30 minutes before the gardens.
  • Closed: 1 January and 24, 25 and 31 December.
  • Tickets (prices from January 2026): adults (18–64) €20; youths (6–17) and seniors (65+) €15; children up to 5 free, but they need a ticket. Visitors with a disability pay €12 (a companion also €12), with proof. The family ticket (2 adults + 2 youths, €60) is sold only at the ticket office.
  • Time slots: tickets are for a set date and half-hour entry slot, with up to one hour’s grace for late arrival. Once inside, you can stay until closing.
  • Where to buy: the estate’s only official online ticket office is regaleira.byblueticket.pt. It warns that visitors have arrived with tickets bought on unrelated websites. You can reschedule online up to 24 hours before your visit; tickets are otherwise non-refundable.
  • Audio guide: €5 with a map, rented at the ticket office (not bookable). There are 30 listening points in seven languages.
  • Rules: no suitcases, trolleys or large backpacks; no snacks; no pets except assistance dogs; no tripods or drones, and no flash inside the palace and chapel. Children under 15 must be accompanied. Payment by cash, debit card or credit card (not American Express).

How long to allow and when to go

Two to three hours lets you explore the gardens, go down the well, find the tunnels and see the palace and chapel. For a calmer visit, book the first slots (from 10:00 in autumn and winter), or come mid-afternoon, leaving at least two hours before closing. Sintra is often misty and damp, and paths and steps can be slippery, so wear shoes with grip.

Accessibility

Regaleira does not publish a detailed accessibility guide. Its visitor rules say the terrain is rugged, and visitors with restricted mobility must always be accompanied. The well, tunnels and upper garden involve many steps and uneven paths. The audio guides come in accessible versions with audio description and Portuguese Sign Language. A reduced ticket (€12) is available for visitors with a disability and one companion.

Getting there

From Lisbon, take the CP Sintra-line train from Rossio (about 40 minutes). Regaleira is on the edge of the historic centre, about half a kilometre in a straight line from the Sintra National Palace in the town square. The estate has no parking, and car access to the historic centre is restricted. Sintra Council runs a traffic plan for the village, so leave the car in a peripheral car park or come by train. Scotturb buses also link Sintra station with the main sights.
